We regularly monitor three critical indicators within this segment: transaction volume, total sales volume, and price per square foot. Our first-quarter analysis reveals a concerning trend of persistent decline over the past four years, which appears to be accelerating.

Analyzing the Trends Through Graphs

By examining the bar graphs, we notice the 12-month moving average of sales volume and the number of transactions (illustrated by the green line) previously moved in tandem, showcasing a steady increase from Q1 2014 through Q1 2020. However, the onset of the pandemic marked a peak, followed by a four-year downturn. Though there was a brief recovery post-pandemic, the Federal Reserve’s interest rate hikes starting in Q1 2022 have led to a consistent decline in both dollar volume and transaction count in Clark County.

In the most recent quarter, our specialized 3-30k/Owner-User segment witnessed a mere 17 transactions with a sales volume of $15.9 million – a significant reduction.

Price Per Square Foot: A Silver Lining

Interestingly, the price per square foot had been on a slow yet steady rise from Q1 2015 through Q4 2023. This metric, often influenced by the mix of property segments, has remained resilient. Despite the limited supply and the strong desire among businesses to shift from leasing to ownership, demand has persisted. This enduring interest had kept prices stable, even amidst rising interest rates.
