We track a  target market for local Clark County  Buildings ranging from 3,000 to 30,000 square feet in size across 3 segments of the market Industrial/ Retail / Office. 

Here are the trends of the past 5 years both in quarterly sales, and the trends in pricing. 

While the number of transactions has trended down from the highs of 2019 and the interest rate environment has made it challenging there are still local companies becoming owners/users. 

A couple of challenges are at this low volume level properties don’t sit long on the market. 

Be prepared to move quickly when opportunities come up. Work with your lender, and outline with your operations team what increases their effectiveness.  Plan a strategy with your commercial realtor.
